The proposed design redevelops the existing building into a mixed-use facility with five retail spaces on the basement and first levels, and twenty-four studio apartments across the first, second, and third floors, with residential amenities on the roof. The 2nd Street frontage is designated for commercial use, while residential access, electrical, and service areas are located on the building’s side. Demolition includes the existing basement and first level, except for the cantilever and eastern wall. Total area: Net 28,977 sq. ft., Gross 31,716 sq. ft., Footprint 6,900 sq. ft.
